How to target the right jobs

Tell a campaign which planning applications in its area to write about, by describing the work or picking it yourself.

Targeting decides which of the planning applications in your search area become leads. You can describe the work you want and let AI set it up, or pick it yourself. Either way, every part can be checked and changed.

The Targeting step comes after Search area when you set up a campaign. On a running campaign, open it from Targeting in the campaign's menu on the left.

Describe the work and let AI set it up

On a new campaign the step starts with What work are you after?

  1. Type the work you're after the way you'd tell a customer: the jobs you do, and anything you don't. For example, "Loft conversions and rear extensions on houses. Nothing over £500,000, and no new-build flats."

  2. Click Set up my targeting.

  3. Read the summary of what it set up, then check the filters below it and the example leads beside them.

To start again, click Describe it again. To skip the AI, click I'll pick it myself.

Pick the kinds of work yourself

  1. Under What work are you after?, click the jobs you do, such as Extensions or Lofts. Any planning application in your search area that mentions one becomes a lead.

  2. To add a word of your own, type it in Something else?, like "dormer", and press Enter.

  3. An application only needs to mention one of your words. To make a word a must, click it: it changes from Could contain to Must contain, and an application then has to mention every "must contain" word.

Check what it finds

On the right, the leads a year card shows how many leads a year your targeting finds in your search area: the planning applications from the last 12 months it matches. The count changes as soon as you change anything, so you can see what each filter does. Until you pick some work (a job type, keyword, agent or company), it asks you to, and no example leads show.

Under the count, a bar shows your plan, with a line saying how many are left of it, or how far over it you are. With other campaigns running, the bar includes theirs: your running campaigns in grey, this campaign in blue, and anything over your plan hatched red, with a key underneath giving each number. Each campaign's leads are added up, so a lead two campaigns both target counts for each.

Below it are real applications it would have found in the last 90 days. Open one to see it in full and why it matched.

Narrow it down with filter cards

Open a card to change it:

  • The work: Words to leave out and Words in the documents.

  • Who's behind it: Planning agents and Company owners. These need the Enterprise plan (Outreach in Australia).

  • Type and scale: Application type, Proposed use, Property value, Number of homes, EPC rating and Materials.

For example, to stick to homes worth up to £750,000, open Property value and set the maximum.

Undo and Redo, beside the filters, take back your last change or put it back.

When it looks right, click Next: Letter sequence. On a running campaign, click Save changes.

How do I leave out a kind of work, like demolition?

Open Words to leave out and add the word, such as "demolition". Any application whose proposal mentions it is skipped. To skip applications whose documents mention a word, use Leave out applications whose documents mention in Words in the documents.

Don't click the Demolition job: that adds demolition work to what you're after.

Application type can't leave a type out. It does the opposite: pick types there and the campaign only finds applications of those types.

Why can't I click Next?

  • You'll see Add at least one proposal keyword, document keyword, planning agent or company owner. A campaign needs at least one thing to look for. Words to leave out and the type and scale cards only narrow it down, so on their own they're not enough.

  • The leads a year card is red and says how far over your plan the campaign is, and to Narrow your targeting or search area, or upgrade. Pick fewer jobs or add filters here, click Reduce search area to go back and make the area smaller, or click Upgrade to add more leads a year to your plan. Only your team's billing members can upgrade.

What if I'm over only with my other campaigns?

The card turns red and says how far over your plan you are with your running campaigns. You can still click Next and finish setting the campaign up, but it won't start until the total fits. Reduce the search area, narrow the targeting, pause another campaign, or upgrade.

How do I get more leads a year?

Click Upgrade on the card. If your plan sells them, you can add more leads a year, or National targeting for unlimited leads. Otherwise you see the plans. See "How to change your plan or add-ons".

Why are no example leads showing?

Example leads show once you've picked some work. If you have, nothing in your area matched in the last 90 days. Try fewer or broader keywords, or a bigger search area.

Why can't I add planning agents or company owners?

Searching by agent or company owner is part of the Enterprise plan (Outreach in Australia). On other plans those cards are locked.
